Multifamily / Apartment Mortgages

Multifamily properties take a variety of forms including traditional apartments, age-restricted communities or senior housing, student housing, affordable housing (Section 8, Section 202, public housing, or other government-sponsored programs), and manufactured housing / mobile home parks.

The types of programs available for stabilized apartment projects include Agency programs such as Fannie Mae (FNMA), Freddie Mac (FHLMC), HUD / FHA, CMBS / Conduit, Conventional, Insurance, military housing, cooperatives and USDA. Bridge and/or Construction mortgages are also available on a case-by-case basis in order to reposition or stabilize multifamily buildings.

The types of loans available for stabilized commercial projects include Conventional, CMBS / Conduit, Insurance, and Agency programs including FHA / HUD, and USDA, Bridge and/or Construction mortgages are also available on a case-by-case basis in order to reposition/stabilize or construct buildings.

Owner-Occupied Mortgages

Owner-occupied properties can be any type of commercial property where the borrower occupies at least 51% of the building.

The types of programs available for stabilized owner-occupied projects include Conventional, SBA (including 504 and 7A guaranty programs), and USDA. Bridge and/or Construction mortgages are also available on a case-by-case basis through SBA and USDA.

Our simplified 3-step loan process and web-based platform makes the lending experience fast, easy, and convenient. At each step, you'll know just what to expect while we work closely with you to insure your loan closes in a timely and professional manner. Step 1: Loan Assessment.

Your assigned Loan Specialist will work with you to understand the property you wish to purchase or refinance as well as your investment strategy and real estate portfolio. After providing a financial package, your Loan Specialist and Transaction Coordinator will underwrite your loan and match you with the best products based on your request. You will work with the same team throughout the financing process and will always have a contact available to reach out to. Missed them? Don’t worry--they’ll be back to you within 1 business day.

Step 2: Loan Selection

Your transaction will be matched with the top 1-3 loan programs that best fits your request, and a Loan Specialist will assist you by explaining the features of the proposed loan option(s) and will provide you with a breakdown of the rates, terms, and fees for the those products. Once you make your selection, we will issue a Letter of Intent and the pre-closing process begins.

Step 3: Closing and Funding

You will work with your assigned Transaction Coordinator to send in the required items during the due diligence period. Third party reports are ordered and title and escrow are opened. Once all items on your pre-closing checklist have been received, the loan is closed and you receive your funds. That’s it!
